Here's what the checks and ongoing support mean in practice. Frequencies are indicative where a precise membership delivery schedule has not yet been agreed.
Gas safety check (CP12)
A Gas Safe registered engineer checks relevant landlord-provided gas appliances and flues and provides a landlord gas safety record. Any unsafe findings and necessary remedial works are reported separately.
Normally every 12 months, where applicable
Heating system service
A service checks the eligible boiler or heating appliance's condition and operation in line with applicable manufacturer requirements. Gas safety checks and servicing are distinct activities, although they may be scheduled together.
Annual, for an eligible system
Property safety check
A visual review of accessible areas of the property for apparent safety or maintenance issues, with observations documented for the landlord. It is not a substitute for specialist inspections.
Annually
Smoke and carbon monoxide alarm checks
Existing alarms can be tested using their test functions, with apparent defects recorded. Landlords must also meet tenancy-start and reported-fault obligations independently of the annual visit.
As part of the annual property check
Compliance calendar and renewal reminders
We record the certificate and inspection dates supplied to us, help organise upcoming renewals and flag upcoming requirements. The landlord remains responsible for acting promptly on hazards and expiring obligations.
Ongoing
Preferential member repair rates
Members can request repairs at applicable member rates. Call-outs, labour, parts and remedial works are charged separately under the agreed quotation or repair terms.
When an eligible repair is needed
Electrical Installation Condition Report (EICR)
A qualified inspector assesses and tests the fixed electrical installation and issues a report. Any remedial works identified are separate. Arrangements for existing, overdue or immediately due reports are subject to property eligibility and agreed membership terms.
When due; generally at least every five years in England, or sooner if required
Energy Performance Certificate (EPC)
An energy assessor visits the property and issues an EPC showing its efficiency rating and recommendations. Improvement works are not included. Existing or overdue certificates are subject to confirmed membership eligibility.
When a new certificate is required; typically valid for 10 years
Legionella risk review
A review of relevant domestic water-system risks, likely exposure and practical control measures. Further investigation, sampling or works are quoted separately where required.
At an agreed review interval and when circumstances change
Damp, mould and ventilation check
A visual assessment of accessible areas for visible damp or mould and indicators of poor ventilation, with practical observations and any recommendations for further assessment. Urgent reports must not wait for a routine review.
Typically alongside a planned property visit
Priority booking
Complete members receive priority when appointments are arranged, subject to engineer availability. This does not guarantee an emergency call-out or fixed attendance time.
When booking eligible inspections or services
Tenant fault-reporting route
A designated way for tenants to report a property fault. Relevant information is logged and passed through the support process, helping landlords stay informed.
Throughout Complete Plus membership during support hours
Fault triage and repair coordination
We gather information about the problem, identify suitable next steps and help coordinate an appropriate contractor. Repair labour, parts, attendance and remedial work are charged separately.
When issues are reported
Annual property health report
A consolidated overview of completed checks, compliance dates, identified concerns and suggested maintenance priorities to help landlords plan ahead.
Once every 12 months
Agreed repair spending authority
Landlords may set an agreed spending limit for authorised repairs. This is permission to incur charges on the landlord's behalf—not a prepaid repair allowance.
Set by the landlord and updated when instructions change
Premium priority support
Enhanced priority for handling landlord enquiries, assessing reported issues and organising next steps, without a guaranteed emergency response time.
