A one-off gutter clean in the UK typically costs between £60 and £150, with most homeowners paying somewhere around £125. But here is the part worth knowing: our Gutter Care plan is £9 a month — £108 a year — which is less than the UK average for a single one-off clean, and it includes an annual maintenance visit, 24/7 member support and 15% off any repair work. Here is the full breakdown.
How much does gutter cleaning cost? The short answer
Across the UK, expect to pay £60–£150 for a standard one-off clean on a typical two-storey house. Broadly, the market looks like this:
- Bungalow: around £60–£75
- Terraced house: around £65–£85
- Semi-detached: around £75–£120
- Detached: around £95–£150
- Three-storey townhouse: around £130–£180, and more if access equipment is needed
Most jobs take between 30 and 90 minutes. Prices in London and the South East typically run above these figures; the North West, where we’re based, generally sits at the lower end.
That is the headline. What most homeowners don’t realise is that paying for a one-off clean every year is often the most expensive way to keep gutters maintained — and the least likely to actually happen.
What affects the cost of a gutter clean?
A few things move the price within that range:
- Size and height. More linear metres of gutter means more time. A detached house with returns at the side and rear can easily have three times the run of a small terrace.
- Access. This is the big one. A standard two-storey property with clear access around it is straightforward. If neither a ladder nor a vacuum pole can safely reach, scaffolding can add a few hundred pounds on its own — which is why three-storey quotes jump so sharply.
- How long it has been. Loose leaves are quick. Compacted moss that has been sitting for five years is not.
- Downpipes. Frequently quoted separately, at roughly £20–£50 each. On a house with four blocked downpipes, that alone can double the bill.
- Extras. Conservatory gutters typically add £30–£50 because access is fragile. A detached garage with its own run adds a little more.
- One-off versus a plan. A standalone call-out is priced as a full visit every time. A plan spreads the same work into a small monthly payment — usually at better overall value.
One thing worth asking about: what method is being used. A ladder-based quote and a ground-based vacuum quote are not the same job, even though both get called “gutter cleaning”. Most professionals now work from the ground with a pole and camera — safer, and you can actually be shown the before and after.
One-off clean vs a monthly plan — the real cost comparison
This is where the money is. Compare paying ad-hoc each year against a maintenance plan:
Paying one-off, every year:
- £60–£150 per clean — the full amount, up front, every single year
- You have to remember to book it, before winter, every year (and most people don’t)
- Nothing else gets looked at while the engineer is there
- No support between visits — if something goes wrong, you start from scratch
- Any repairs are billed at full rate
On a Roof Helpline plan (from £9/month):
- The cost is spread into a small, predictable monthly payment
- Your annual clean is booked and done for you — automatically
- You get an annual maintenance visit as well as the clean
- 24/7 member support is included
- Every repair carries your member discount — 15%, 25% or 50% depending on the plan
Look at the numbers
Our Gutter Care plan is £9/month — £108 a year — which is less than what the average UK homeowner pays for one standalone clean, and it is handled for you, with a maintenance visit and repair discount included.
The comparison gets starker further up. Gutter & Roof Combined is £19/month — £228 a year. Buy the equivalent piecemeal and you’re looking at a gutter clean (call it £125) plus a roof inspection (typically £150–£400 for a proper one with a written report): £275–£525 — and you’d still have no emergency call-out, no support line, and no discount on any work that came out of it.
Then there is the discount itself. The average roof repair in the UK is around £530. On Combined, the 50% member discount takes roughly £265 off that — more than the entire year’s subscription, saved on a single job.
The cost of things going wrong (and why proactive care matters)
Cleaning is cheap. Repairs are not. To put the numbers side by side:
- Roof repairs average around £530 in the UK, ranging from roughly £60 for a minor patch to £1,000 and well beyond for anything structural.
- Replacing a handful of tiles typically runs £150–£400 — and considerably more if scaffolding is needed to reach them.
- Gutter repairs average around £215; full gutter replacement is around £650.
- Fascia and soffit replacement runs into several hundred pounds and up.
- Scaffolding is often the sting in the tail — typically £600–£1,000 a week for a standard domestic property, and usually quoted separately.
- Damp treatment and redecoration after water has been going down a wall for a couple of winters climbs into the thousands.
A single call-out can cost more than several years on a plan. That is the maths behind proactive care: catch it small, and it stays small.
The most expensive option of all: not doing it
There is one thing that costs far more than any clean — not cleaning at all. Leave gutters blocked and you face:
- A refused claim. Buildings insurance covers sudden, unexpected damage — storms, fire, falling trees. It does not cover wear and tear or damage caused by poor maintenance, and blocked gutters are the textbook example of the latter. A damp claim traced back to two years of overflow is your bill, not your insurer’s.
- Damage that compounds. Small defects don’t stay small on a roof. Water finds the timber, and timber is expensive.
- Work brought forward by years. Fascias, soffits and guttering replaced long before they should have been, for want of an annual clean.
Set against those risks, an annual clean looks like one of the best-value things you can do for your home.
So — is a plan cheaper than paying ad-hoc?
Honestly? Yes — and not by a little. A year on Gutter Care (£108) already costs less than the average single one-off clean (around £125), before you count anything else. Then add the booking being handled for you, an annual maintenance visit, 24/7 support, the repair discount, and the damage and claim problems you avoid — and a plan works out cheaper and considerably less stressful over the life of your roof.
Roof Helpline plans — and what they cost
Roof Helpline is a proactive roof and gutter care service. Our plans are service and maintenance agreements (not insurance) that spread the cost and take the whole job off your hands:
- Gutter Care — £9/month (£108/year): annual gutter clean, annual maintenance visit, 24/7 member support, 15% off repairs.
- Roof Care — £14/month (£168/year): water ingress prevention, annual maintenance visit, 24/7 emergency call-out and member support, 25% off repairs.
- Gutter & Roof Combined — £19/month (£228/year, most popular): both of the above, with 50% off repairs.
- Solar-Shield — £29/month (£348/year): everything in Combined, plus roof penetration seal checks, debris and drainage checks, solar panel maintenance, and an annual professional PV clean and performance check.
Optional bolt-ons are available on Solar-Shield, and on the whole-home Combined plan — which pairs Solar-Shield with Renewable Helpline’s Priority Care ASHP cover for £43/month, against £59 if you subscribed to both separately. The bolt-ons are a Winter-Ready Inspection (+£2.50/month), Moss & Debris Removal (+£1.50/month) and a Roof Ventilation Check (+£1/month). All plans run for a 12-month minimum term, and every one starts with an onboarding inspection.

Frequently asked questions
How much does gutter cleaning cost in the UK?
A one-off clean typically costs £60–£150 depending on the size, height and access of your property, with the average around £125. Our Gutter Care plan is £9/month — £108 a year — and includes a maintenance visit and repair discount on top.
Is a maintenance plan cheaper than a one-off clean?
Yes. A year on Gutter Care (£108) costs less than the average single clean (around £125), and includes managed booking, an annual maintenance visit and 15% off repairs. Factor in the repair discount and the damage you avoid and the gap widens considerably.
Why do some gutter cleaning quotes vary so much?
Usually access and method. A ground-based vacuum clean and a scaffolded clean are very different jobs. Always ask what method is being used, and whether downpipes and waste removal are included.
Are downpipes included in the price?
Not always — they are frequently quoted separately at around £20–£50 each. Worth confirming, because a cleared gutter with a blocked downpipe still overflows.
What isn’t included in the cost of a clean?
Repairs and replacement parts. A clean is a clean — if we find damaged guttering, a slipped tile or rotten fascia, we’ll show you and quote separately, with your member discount applied.
Does gutter cleaning actually save money?
Yes — mostly by preventing things. It avoids damp, protects your fascias and roofline, extends the life of the guttering, and keeps the maintenance record that stops a future insurance claim being questioned.
